Retirement Villages Queensland
So far, Queensland has 190 retirement villages registered under its act, 35 % of which are operated by non-profit organizations. The state is rife with dramatic locations such as the Sunshine Coast, the likes of which ultimately become a dense haven of retirement villages.
Villages in the state operate subject to the Retirement Villages Act 1999. It had already undergone a review in July 2001, commenced by the Queensland Office of Fair Trading.
The act outlines disclosure requirements to prospective residents. Through this act, Queensland retirees are provided ways for them to participate in the affairs of the village.
Under the Act all retirement villages must be registered, the process of which includes checking the background of the operator and key staff. The Act also prescribes the information to be provided in the Public Information Document (PID).
The legislation reciprocates the number of complaints related to disputes over budgets and service charges. Since July 2000 the Tribunal had received a total of 54 applications, 45 of which had been finalized.
Prospective residents should demand that operators of retirement villages divulge a Public Information Document that contains information about facilities, fees and charges, maintenance reserve fund and capital replacement fund information, residents rights and obligations, resale process, village and accommodation information, information which is specific to the particular unit and information on available units.
